Ambuja Neotia's presence in Bolpur is built around Upoban, the Group's township in Shantiniketan.
The Group's decision to build in Shantiniketan sits alongside its other townships developed outside Kolkata during the same phase of expansion.
Ambuja Neotia traces its real estate identity to Bengal Ambuja, formed with backing from the Government of West Bengal as one of the state's earliest joint-sector companies. That structure produced a cross-subsidised housing model in which half of all homes in a project were set aside for lower- and middle-income buyers, with the remainder for higher-income households. Udayan on the E M Bypass, the Group's maiden project built on this model, drew enough attention that Harshavardhan Neotia was awarded the Padma Shri in 1999. The Group formally took the Ambuja Neotia name in 2009, the same year it opened City Centre Siliguri, having earlier entered healthcare in 2000 with the Bhagirathi Neotia Women & Child Care Centre in Kolkata.
Design has been a consistent thread through the portfolio. Ambuja Neotia has worked with architects including Charles Correa, Balkrishna Doshi, Kapil Bhalla and Channa Daswatte across its projects. Upoban itself was designed by architect Prabir Mitra, following the same brief the Group applied to Udayan and its other townships: low-rise living set within open, green layouts rather than dense high-rise blocks.

Its hospitality arm has built a long-running partnership with the Indian Hotels Company (IHCL), which by mid-2025 was managing six Ambuja Neotia properties with a further seven to eight in the pipeline. In July 2025, IHCL and Ambuja Neotia signed agreements for 15 additional hotels across West Bengal, Sikkim and Himachal Pradesh, taking their combined portfolio past 40 properties, with sites spanning greenfield, brownfield and conversion formats. On the healthcare side, the Group set up Neotia Getwel Multispecialty Hospital in its Uttorayon township in Siliguri, and it established The Neotia University to expand its footprint in education.
