Ambuja Neotia

Ambuja Neotia traces its real estate journey to the mid-1980s, when it began as Bengal Ambuja, a joint sector entity supported by the Government of West Bengal. The Group's first residential project, Udayan on E M Bypass, became Kolkata's first condoville, built on a Public-Private Partnership model that allocated half the residences to LIG and MIG buyers and the rest to HIG. The work earned Chairman Harshavardhan Neotia the Padma Shri in 1999. The Group rebranded as Ambuja Neotia in 2009 and is today headquartered at Vishwakarma, Topsia Road, Kolkata.

The approach is unusually patient for Indian real estate. Architects of the stature of Late Charles Correa, Balkrishna Doshi and Prabir Mitra have shaped Group projects, and design, ecology and neighbourhood remain central to every brief. Ecospace Business Park in New Town was developed as a LEED-certified green commercial address, and the Group has consistently chosen depth in Bengal over scattered national expansion. Most residential addresses follow the Condoville philosophy — sized communities, generous open space, climate-friendly orientation and cross-ventilation, and clubhouses that are designed to be used rather than displayed.

The portfolio is broad and unusually integrated. Residential landmarks include Udayan and Upohar in south Kolkata, Utsa, Ujjwala and Urvisha in New Town, Utalika at Mukundapur, the Uttorayon and Utsodhaara Teesta townships in Siliguri, Urvashi in Durgapur, Ulhas in Bardhaman, and leisure homes such as Vanya Awas in Lataguri and Gardenia Villas at Raichak. Beyond housing the Group operates City Centre malls in Salt Lake, New Town, Siliguri, Haldia, Raipur and Patna, the Ecospace and Ecocentre business parks, IHCL-partnered Taj Chia Kutir, Taj City Centre, Taj Taal Kutir, Raajkutir and the FFort at Raichak.

The ownership philosophy is rooted in stewardship rather than transaction. Healthcare ventures such as Bhagirathi Neotia Woman & Child Care Centre and Neotia Getwel Multispecialty Hospital, the Neotia University, and the Neotec Hub startup incubator sit alongside the real estate business, all run by the same promoter family. Buyers therefore engage with an institution that builds for long-term operation, not exit. The recent acquisition of the Tree of Life Hotels chain extends the hospitality footprint nationally, while the residential business remains deliberately concentrated in Bengal, where the Group's relationships, design vocabulary and after-sales presence are deepest.

The Condoville Philosophy

First introduced with Udayan on E M Bypass — Kolkata's original condoville built under a Public-Private Partnership with the West Bengal government — the format has shaped Utsa, Ujjwala, Upohar, Urvisha and Utalika. Each Condoville is master-planned around shared open space, walkable internal streets, and climate-responsive apartment design with cross-ventilation across living areas. The model has remained consistent across three decades of launches.

City Centre Retail Network

City Centre Salt Lake, designed by Late Charles Correa and opened in 2004, redefined the Indian shopping mall as an open-air civic space. The Group has since extended the format to City Centre New Town, Siliguri, Haldia, Raipur and Patna — each the first of its kind in its respective city. City Centre Patna received the IIA Award of Excellence in Architecture in 2022.

Hospitality with IHCL

The Group's hospitality arm operates leisure and city properties developed in partnership with the Indian Hotels Company. The portfolio includes Taj Chia Kutir at Kurseong, Taj Guras Kutir in Gangtok, Taj Taal Kutir in Kolkata, Taj City Centre New Town, Raajkutir under IHCL SeleQtions, and the FFort and Ganga Kutir at Raichak on the Hooghly. Tree of Life Resorts was acquired to extend the footprint nationally.

Green Commercial Campuses

Ecospace Business Park in New Town was conceived under the brief of where work meets life and certified as a LEED Gold rated green building. The Group went on to develop Ecospace Business Towers, Ecocentre in Salt Lake Sector V, Ecostation and Ecosuite — integrated IT-ITES complexes with structured landscaping, cafés and clinics on campus. The buildings have anchored Kolkata's emergence as a serious Grade-A office market.

Townships Beyond Kolkata

Beyond the city, the Group has delivered Uttorayon — Siliguri's first integrated residential township — in joint venture with Luxmi Township, the 81-acre Utsodhaara Teesta Township also at Siliguri, Ulhas at Bardhaman, Urvashi at Durgapur, Upoban at Shantiniketan and leisure addresses including Vanya Awas at Lataguri and the Gardenia and Spa Villas at Raichak. Each township pairs housing with retail, healthcare and schooling.

Built In-House

Excellence at Every Level

Ambuja Neotia is structured as an operating group rather than a pure developer. The same promoter family runs hospitals, hotels, malls, business parks, a university and a startup incubator alongside the real estate business. For a homebuyer, this means that the clubhouse, retail, healthcare and hospitality experiences attached to a residence are designed and operated by sister divisions with their own track record, not outsourced to third parties.

Neotia Hospitality

Operates the Group's Taj-partnered and independent properties including Taj Chia Kutir, Taj Guras Kutir, Taj Taal Kutir, Taj City Centre New Town, Raajkutir under IHCL SeleQtions, the FFort and Ganga Kutir at Raichak, and the recently acquired Tree of Life Resorts. The team designs the resident clubhouses, F&B and concierge layers within Ambuja Neotia residences, bringing trained hotel staff into everyday community life.

Neotia Healthcare

Established in 2000 with Bhagirathi Neotia Woman & Child Care Centre in Kolkata, the division now runs Neotia Getwel Multispecialty Hospital at Uttorayon Siliguri, Genome — a leading fertility clinic in eastern India — and additional women's and child clinics. Residents of Group townships have on-campus or near-campus access to facilities staffed by specialists hired from across the country.

Retail and City Centres

Develops and operates the City Centre malls at Salt Lake, New Town, Siliguri, Haldia, Raipur and Patna. The format, originated with Charles Correa at Salt Lake, blends open-air courtyards with retail, F&B and cultural events. Township residents at Uttorayon, Utsa and Ujjwala live within walking or short driving distance of a Group-run City Centre, simplifying everyday retail and weekend leisure.

Education — The Neotia University

Established under Harshavardhan Neotia's leadership, The Neotia University at Sarisha offers undergraduate and postgraduate programmes across engineering, management, hospitality, allied health and design. The Utkarsh Educational Initiative, a CSR scholarship programme, was honoured as Best CSR Project of the Year at the UBS Forums Corporate Social Responsibility Summit and Awards 2024. Group residents access scholarship and admission pathways through these institutions.

Neotec Hub

Set up in 2017 in collaboration with the Government of India's Startup India initiative, Neotec Hub is the Group's incubation centre for early-stage entrepreneurs, located within the Ecospace Business Park ecosystem in New Town. The hub anchors the working population around the Group's residential and commercial addresses and supports tenants moving between Group office and home environments.
