Ambuja Neotia Group is headquartered in Kolkata and built its name over four decades across real estate, hospitality, healthcare and education. Under Harshavardhan Neotia, the group has been responsible for the first Social Club The Conclave, Kolkata's first Condoville, the City Centre mall format, The Ffort Raichak weekend getaway and the Ganga Kutir hamlet by the river. Udayan, Kolkata's first condoville, made good living affordable and earned Harshavardhan Neotia the Padma Shri in 1999. That trajectory, from affordable condovilles to destination hospitality, is the same one now extending into the hill and foothill belt of North Bengal and Sikkim, of which Kalimpong is part.
Ambuja Neotia's presence in North Bengal is not new. Uttorayon, a joint development with Luxmi Township Ltd in Siliguri, is spread over 400 acres and offers a residential township of 1,080 plots across 44 single-level and duplex bungalow options, along with apartments. Uttorayon Phase I was formally inaugurated by the then Chief Minister of West Bengal on December 30, 2005. Alongside the township, the group built City Centre Siliguri, a milestone in Siliguri's evolution as a metropolis comprising a shopping plaza, multiplex, food court, entertainment arena, gaming zone, office block and banquet halls. Montana Vista, the premium residential neighbourhood within Uttorayon, sits near the Himalayan foothills and is just 9 km from Bagdogra Airport and 4 km from Siliguri Junction railway station, with views of Kanchenjunga. This is the same corridor that funnels almost all road and rail traffic into Kalimpong, making Siliguri the group's operational anchor for the wider hill region rather than an isolated city play.
The group's most direct signal of intent toward the Eastern Himalayas is its hospitality partnership with the Indian Hotels Company (IHCL). This capital-light arrangement expands their partnership to over 40 hotels, marking one of the most significant alliances in the Indian hospitality sector. The new agreement covers 15 sites beginning with signed operating agreements for a Taj in Darjeeling and SeleQtions hotels in Kolkata and Siliguri, plus a Tree of Life in Lataguri, with sites spread across West Bengal, Sikkim and Himachal Pradesh. Premium room inventory is also being added at Taj Chia Kutir in Kurseong, alongside upcoming Taj branded luxury villas in Darjeeling, Lataguri and Gangtok. Every one of these named locations, Kurseong, Darjeeling, Lataguri, Gangtok, Siliguri, forms a ring around Kalimpong on the map of North Bengal and Sikkim. IHCL has described the partnership as reflecting the Ambuja Neotia Group's luxury hospitality developments that showcase the spirit of this region. A hill town positioned between Darjeeling and Gangtok, and directly on the Siliguri-Kalimpong-Gangtok travel axis, sits squarely inside the geography this alliance is built around.
Kalimpong's own fundamentals explain why it is drawing attention from developers already active in the Darjeeling hills. The nearest airport, Bagdogra International, is roughly 78 km away and the nearest railhead, New Jalpaiguri, is approximately 70 km away, with both well connected to Delhi, Kolkata and Guwahati. National Highway 10, the main approach road, is being widened, landslide-prone stretches are being stabilised, and a new Sevoke elevated corridor is being built to make the route faster and smoother. On the demand side, the Kalimpong District Tourism Welfare Society launched a comprehensive tourism website in July 2025, the first such multifaceted digital platform introduced in the region, aimed at travellers from across the globe. The town's draws, including Deolo Hill, the Science Centre and the Zang Dhok Palri Phodang Buddhist monastery, continue to anchor a homestay and tourism economy built around tea and cinchona plantation landscapes. This is the same visitor and land-use pattern that IHCL and Ambuja Neotia are already monetising a short drive away in Kurseong and Darjeeling.
There is no Ambuja Neotia project currently listed for Kalimpong itself. What exists is a documented, expanding footprint in the towns that ring it, an established township and retail base in Siliguri less than 70 km away, and a fifteen-hotel hospitality build-out with IHCL that has already named Darjeeling, Kurseong, Lataguri and Gangtok as sites. For a buyer tracking the group's Himalayan strategy, Kalimpong's improving road connectivity, its position between two markets the group already operates in, and its own rising homestay and tourism numbers make it a logical extension of a corridor Ambuja Neotia has been building for two decades, starting from Siliguri outward into the hills.
