Ambuja Neotia targets investment-ready structure within nine months
Ambuja Neotia prepares businesses for potential investment
Ambuja Neotia Group is restructuring and consolidating its businesses to prepare for potential external investment, chairman Harshavardhan Neotia said on October 5, 2026. The privately held group expects to have a structure ready for investment in six to nine months.
The group has not approached investors. Once the restructuring is complete, it plans to assess funding options in light of market conditions and investor appetite. Neotia described an initial public offering as a possibility for the longer term, rather than an immediate plan.
The details
The exercise is intended to make the group’s business structure suitable for institutional investment. It includes merging or consolidating entities where feasible; some businesses may not be fully consolidated. Neotia said the group invests around ₹2,000 crore annually.
Alongside the restructuring, the group plans to launch about three projects during the financial year in which the interview took place. Together, they are expected to span approximately 3–4 million sq ft, with development and launches phased over time. The pipeline is primarily in Kolkata and Siliguri and covers residential, retail and office developments.
- Expected time to reach an investment-ready structure: six to nine months.
- Planned launches during the financial year: about three projects, totalling approximately 3–4 million sq ft.
- Annual investment, as stated by Neotia: around ₹2,000 crore.
- Funding discussions are to be assessed after restructuring, based on market conditions and investor appetite.
Neotia characterised the first nine months of 2026 as generally positive for real estate, while pointing to geopolitical effects on sentiment, a sluggish stock market and rising input costs. He said passing on costs through price increases was becoming more difficult, and that demand was increasingly concentrated among developers with established track records. He added that the group had not experienced serious market problems.
Commenting on the proposed removal of West Bengal’s Urban Land Ceiling framework, Neotia said its provisions create bureaucracy, delays, and structural and tax complications. In his view, removing the framework would simplify processes.
The developer
Ambuja Neotia Group is a privately held, Kolkata-headquartered business with interests in real estate, hospitality, healthcare and education. Its real-estate activity began around the mid-1980s with housing projects in and around Kolkata. Its portfolio includes developments such as Udayan, Utsa, Uttorayon, Upohar, Utalika and Utsodhaara Teesta Township.
The group’s current development portfolio spans locations including Kolkata, Siliguri, Lataguri and Raichak. At the 2025 Bengal Global Business Summit, it announced plans to invest ₹15,000 crore across real estate, healthcare and hospitality over five years.
What comes next
The group expects the consolidation process to produce a structure capable of receiving investment within approximately six to nine months. It will then evaluate potential funding routes against market conditions and investor interest. No exact completion date has been set publicly.
Separately, the group intends to bring its three planned projects to market during the financial year, with phased development and launches. An IPO remains a longer-term option under consideration, not a near-term step.
