Ambuja Neotia Plans ₹700 Crore Integrated Healthcare Complex in Guwahati

Ambuja Neotia Group has announced plans to develop an integrated healthcare and hospitality project in Guwahati with an investment of more than Rs 700 crore, with a 300-bed multi-speciality hospital and premium 4+ star hotel on a 2.88-acre mixed-use land parcel at Fancy Bazar on Old Jail Road. The proposal received approval from the Government of Assam during the Advantage Assam investment initiative.

Project Composition and Land Allocation

1.46 acres of the site will be dedicated to the hospital, which will be developed by Ambuja Neotia Healthcare Venture Limited at an estimated cost of around Rs 360–400 crore. The remaining 1.42 acres will house the hospitality component, a premium 4+ star hotel with approximately 200–250 keys, to be developed by Ambuja Neotia Hotel Venture Limited with an investment of about Rs 350 crore.

Hospital: Scope and Specialties

The facility is expected to offer advanced multi-speciality services across cardiology, neurology, orthopaedics, oncology and critical care, positioning it as a referral centre for complex cases from across the Northeast.

Hotel and Guest Amenities

The hotel is planned with banqueting and meeting facilities alongside multiple dining options, aimed at catering to both business and leisure travellers in a city that increasingly serves as a gateway for medical, trade and tourism traffic into the Northeast.

Employment Generation

The hospital alone is projected to generate 1,500–2,000 direct jobs, in addition to substantial indirect employment through allied services and local businesses, underscoring the project's potential to boost Guwahati's urban economy.

Strategic Context: Guwahati's Regional Role

Fancy Bazar in Guwahati is a significant shopping, business hub, and wholesale market in North East India. The century-old Fancy Bazar has a rich history and is known as a key trading area in Guwahati. Parthiv Neotia, joint managing director of Ambuja Neotia Group, said Guwahati's role as the "gateway to the North-East" has shaped the thinking behind the integrated development, stating the group believes it can contribute meaningfully to the region's healthcare infrastructure and urban economy.

Ambuja Neotia's Healthcare Footprint in Assam

This will be Ambuja Neotia Group's second healthcare initiative in Assam, following the launch of the Neotia Bhagirathi Woman and Childcare Centre in Guwahati in 2025. This venture marks a significant expansion for the Kolkata-based conglomerate into the North-East.

Ambuja Neotia Group, with its strong forte in real estate, hospitality, healthcare, tutoring and start-up incubation, has been responsible for landmark developments that define the skyline of Kolkata. Several landmark Ambuja Neotia projects have been developed in and around Kolkata including the city's first condoville project called Udayan, the pioneering City Centre mall that redefined retail in the city and Ffort Raichak which was the first luxury weekend getaway in the city.
