Fox & Mandal Secures GMDA Allotment for Ambuja Neotia Guwahati Project
Fox & Mandal advised Ambuja Neotia Healthcare Venture Limited and Ambuja Neotia Hotel Ventures Ltd regarding the allotment of land by the Guwahati Metropolitan Development Authority (GMDA). The formal allotment marks a regulatory milestone for the group's integrated healthcare and hospitality development in the city.
Project Overview
The development will come up on a 2.88-acre mixed-use land parcel at Fancy Bazar, Old Jail Road, and will involve a combined investment expected to exceed ₹700 crore. The project will include a 300-bed multi-speciality hospital along with a premium four-plus-star hotel with approximately 200 to 250 keys.
The land allocation divides the parcel into two distinct components: 1.46 acres will be allocated to the hospital, while 1.42 acres will be used for the hotel development.
Healthcare Component
The hospital will be developed by Ambuja Neotia Healthcare Venture Limited with an estimated investment of ₹360 to ₹400 crore. The facility will provide specialised services across cardiology, neurology, orthopaedics, oncology and critical care.
The hospital alone is expected to generate 1,500–2,000 direct jobs and produce significant indirect employment through supporting services and local businesses.
Hospitality Component
The remaining 1.42 acres will be used for a premium 4+ star hotel, to be built by Ambuja Neotia Hotel Venture Limited, with an anticipated investment near Rs 350 crore. The hotel will offer banqueting and meeting spaces along with multiple dining options.
Regulatory and Legal Framework

The Guwahati Metropolitan Development Authority (GMDA) is a state parastatal agency of the Government of Assam created for the Guwahati metropolitan area. The authority is responsible for planning and development of the metropolitan region. GMDA's approval of the land allotment enables Ambuja Neotia to proceed with detailed planning and construction permits.
Developer Track Record in Assam
This will be the Group's second healthcare project in Assam, following the 2025 opening of the Neotia Bhagirathi Woman and Childcare Centre in Guwahati. The integrated Guwahati project reflects the group's broader expansion into healthcare and hospitality infrastructure across the Northeast region.
