Ambuja Udyatt secures WBRERA registration (WBRERA/P/KOL/2026/003902) ahead of launch

RERA Approval Granted for Ambuja Udyatt

Ambuja Udyatt has received its West Bengal RERA registration, bearing number WBRERA/P/KOL/2026/003902. The project is newly launched with 3 & 4 BHK configurations and a possession date of November 1, 2030.

Project Overview

The project is an iconic G+31 luxury tower with just 95 exclusive residences. Strategically located near EM Bypass and Sector V, the development comprises just 94 low-density residences across 2.60 acres.

The 3 BHK unit spans 3,438 sq. ft., while the 4 BHK extends to 3,613 sq. ft. Pricing begins at approximately ₹4.50 crore.

Architectural Vision

Designed by B.V. Doshi's Vastu Shilpa Consultants, the architecture is inspired by the thinking of B.V. Doshi and puts life before form. Doshi, the 2018 Pritzker Prize laureate, became the first Indian architect to receive the honour.

Vastu-Shilpa's name refers to the Vastu-Shilpa Shastras, a Hindu metaphysical design philosophy based on rules related to environment, cosmology, proportion and directional alignment, which Doshi combines with modernist influences adapted to context in terms of both climate and culture.

Location and Connectivity

Chingrighata is situated around the Chingrighata crossing on EM Bypass, within the broader Tangra belt, serving as an essential link between Salt Lake and the central city. Chingrighata sits on EM Bypass, providing easy access to Salt Lake, Sector V, Ruby, and Park Circus.

The location provides immediate access to the city's major IT and business hubs, including Salt Lake Sector V and New Town. The Calcutta High Court has directed the completion of construction work at the Chingrighata crossing by February 15, 2026. The New Garia–Airport (Orange) Metro line is creating a fundamental shift in how residents experience their daily commute, easing traffic congestion along key stretches.

Market Context

By late 2025, the Kolkata market recorded around 17% growth in property registrations and nearly 8% year-over-year price appreciation. EM Bypass is now regarded as a premium address in Kolkata, thanks to sustained infrastructure growth, seamless connectivity, and a rise in luxury residential developments. Between 2021 and 2024, the average property value here rose by 19%, climbing from ₹7,000 per sq. ft. to ₹8,350 per sq. ft., positioning the stretch as a stronghold for luxury real estate investment.
