The Address & The Vision

An Address Worth Coming Home To

Ambuja Udyatt is a limited-edition vertical neighbourhood of 94 residences rising gently off the EM Bypass at Chingrighata. A single G+31 tower set on 2.59 acres, it is conceived as a quieter counterpoint to the busy corridor it overlooks. The project is IGBC pre-certified Gold rated and Vaastu compliant, with 3 and 4 BHK homes opening at ₹4.45 Cr onwards. The tagline is simple and the intent unambiguous — A New High In Fine Living.

The promise here is a way of living shaped by openness and balance. Spaces breathe naturally, the city feels distant, and everyday life finds a calmer rhythm above it. Apartments are laid out with flowing interiors and terrace-like balconies, framing skyline views on one side and a calm waterbody on the other. A dedicated Residents' Community Wing creates room for gatherings, celebrations and the quieter rituals of neighbourhood life.

The architecture is restrained rather than ornamental, drawing its character from proportion, light and material honesty. At roughly 3,500 sq ft, each residence is generously scaled, with cross-ventilated layouts that respect privacy without sacrificing connection. Udyatt is a joint venture between Ambuja Neotia Group and Spring City Buildtech LLP. The detailing carries the discipline that Ambuja Neotia has brought to its earlier condovilles — measured, durable, quietly confident.

The address itself is the argument for now. The Calcutta High Court has directed the completion of the Orange Line Metro work, including the busy Chingrighata crossing on the Eastern Metropolitan Bypass, connecting the IT hub of Sector V in Salt Lake with vast areas of south Kolkata. Once operational, the corridor will place Udyatt within a few minutes of both the city's IT economy and its southern residential heartland — a connectivity dividend that very few new launches in Kolkata are positioned to capture.

This is a quiet, considered entry into the EM Bypass story by a developer whose Kolkata footprint runs from Udayan to Upohar to Utalika. Pre-launch enquiries are now open for the 94 residences at Udyatt.

Location / Address

A Defining Address

Canal South Road, off EM Bypass, Chingrighata, Kolkata · Chingrighata · Kolkata

Udyatt rises along Canal South Road, just off the Eastern Metropolitan Bypass at Chingrighata, one of the most strategic intersections in eastern Kolkata. The EM Bypass is a 32 kilometre, six-to-eight-lane arterial road running along the east side of Kolkata. The address places residents within a few minutes of Beleghata, Sector V, and the Ruby–Topsia stretch, while the building itself overlooks a calm waterbody that softens the urban edge.

This is a corridor where the city's healthcare, hospitality and IT economies converge. The Chingrighata Flyover connects the EM Bypass with Salt Lake's Sector V, the city's IT and business hub, easing what was once a heavily congested intersection where the Bypass, Salt Lake Bypass and major feeder roads converge. Manipal, Apollo and the ITC and JW Marriott hospitality precincts sit minutes away, while the airport remains a comfortable half-hour drive — a balance of reach and remove that few Kolkata addresses can offer.

Beyond the Project

Infrastructure & Growth

Orange Line Metro at Chingrighata

The New Garia–Airport Orange Line corridor's final viaduct over the Chingrighata crossing on EM Bypass will link south Kolkata's Kavi Subhash with Salt Lake's Sector V, placing Udyatt minutes from a future Metro station.

Gour Kishore Ghosh (Chingrighata) Metro Station

The upcoming Orange Line station at Chingrighata, alongside a proposed three-way pedestrian subway with openings at Jal Vayu Vihar, Canal South Road and Sukantanagar, will significantly improve last-mile access for residents along Canal South Road.

Chingrighata Flyover network

The 1.5 km Chingrighata Flyover, inaugurated in 2019, already streamlines movement between EM Bypass, Salt Lake Bypass and Sector V, giving Udyatt residents an uninterrupted run to the city's IT and commercial cores.

East-West Metro Green Line interchange

Once the Orange Line bridges its final gap at Chingrighata, residents will gain a direct interchange with the Green Line at Sector V, linking through to Howrah Maidan and central Kolkata without changing modes.

EM Bypass widening and signalisation upgrades

Ongoing KMDA and Kolkata Police works along the six-to-eight-lane EM Bypass — Kolkata's principal hospital and hospitality corridor — continue to improve junction throughput at Beleghata, Chingrighata and Science City.

Why Invest

Compelling Reasons

1

Only 94 residences in a single G+31 tower

Udyatt is deliberately low-density — one tower on 2.59 acres housing just 94 homes. The result is more sky, more landscape and fewer neighbours per floor, an increasingly rare proposition on the EM Bypass corridor.

2

Club Nova at the summit

The 30th and 31st floors are given over entirely to Club Nova, a lifestyle club for wellness, reflection, conversation and quiet leisure. Set against expansive skyline views, it brings a sense of release that is rare in Kolkata high-rise living.

3

Address of calm and connection

Set just off EM Bypass along the Canal South corridor near Chingrighata, the project is 3 minutes from Beleghata Crossing, 7 from Sector V, and 5 from Manipal Hospital — yet discreetly set apart from the city's rush, overlooking a calm waterbody.

4

IGBC Gold pre-certified and Vaastu compliant

Udyatt is designed to IGBC Pre-certified Gold standards, with Vaastu-compliant planning, terrace-like balconies and flowing interiors. Sustainability and traditional planning principles are built into the envelope, not retrofitted as marketing.

5

Ambuja Neotia's Kolkata heritage

The developer behind Udayan, Upohar, Utsa and Utalika returns to the EM Bypass with a boutique format. Udayan on the E M Bypass inspired the Group to replicate its achievements with projects such as Upohar off the EM Bypass. Udyatt is the next step in that lineage.

6

Future-ready connectivity via the Orange Line

The Metro line connecting Kavi Subhash with Sector V has mostly been completed, with construction at the Chingrighata crossing pending for a long time. Once commissioned, the corridor will give Udyatt residents direct Metro access at their doorstep.

About the Developer

Ambuja Neotia

Ambuja Neotia traces its real estate journey to the mid-1980s, when it began as Bengal Ambuja, a joint sector entity supported by the Government of West Bengal. The Group's first residential project, Udayan on E M Bypass, became Kolkata's first condoville, built on a Public-Private Partnership model that allocated half the residences to LIG and MIG buyers and the rest to HIG. The work earned Chairman Harshavardhan Neotia the Padma Shri in 1999. The Group rebranded as Ambuja Neotia in 2009 and is today headquartered at Vishwakarma, Topsia Road, Kolkata.

The approach is unusually patient for Indian real estate. Architects of the stature of Late Charles Correa, Balkrishna Doshi and Prabir Mitra have shaped Group projects, and design, ecology and neighbourhood remain central to every brief. Ecospace Business Park in New Town was developed as a LEED-certified green commercial address, and the Group has consistently chosen depth in Bengal over scattered national expansion. Most residential addresses follow the Condoville philosophy — sized communities, generous open space, climate-friendly orientation and cross-ventilation, and clubhouses that are designed to be used rather than displayed.

The portfolio is broad and unusually integrated. Residential landmarks include Udayan and Upohar in south Kolkata, Utsa, Ujjwala and Urvisha in New Town, Utalika at Mukundapur, the Uttorayon and Utsodhaara Teesta townships in Siliguri, Urvashi in Durgapur, Ulhas in Bardhaman, and leisure homes such as Vanya Awas in Lataguri and Gardenia Villas at Raichak. Beyond housing the Group operates City Centre malls in Salt Lake, New Town, Siliguri, Haldia, Raipur and Patna, the Ecospace and Ecocentre business parks, IHCL-partnered Taj Chia Kutir, Taj City Centre, Taj Taal Kutir, Raajkutir and the FFort at Raichak.

The ownership philosophy is rooted in stewardship rather than transaction. Healthcare ventures such as Bhagirathi Neotia Woman & Child Care Centre and Neotia Getwel Multispecialty Hospital, the Neotia University, and the Neotec Hub startup incubator sit alongside the real estate business, all run by the same promoter family. Buyers therefore engage with an institution that builds for long-term operation, not exit. The recent acquisition of the Tree of Life Hotels chain extends the hospitality footprint nationally, while the residential business remains deliberately concentrated in Bengal, where the Group's relationships, design vocabulary and after-sales presence are deepest.
