Apeejay & Luxmi Tea to develop Park-brand hotel in Siliguri

Apeejay Surrendra Park Hotels to Develop The Park Siliguri

Apeejay Surrendra Park Hotels Limited (ASPHL) has announced the signing of a landmark hotel management agreement with Luxmi Tea Co Private Limited for the development of THE Park Siliguri, a 100-room design-led destination set within the historic Chandmani Tea Estate in Siliguri, West Bengal. The agreement was signed on February 26, 2026.

Location and Setting

The hotel will be developed under the Tea Tourism Policy of the Government of West Bengal, spread across approximately 3.25 acres within the tea estate. Siliguri, often regarded as the gateway to Sikkim and the Eastern Himalayas, is strategically located approximately 12.7 kilometres from Bagdogra Airport, positioned to emerge as a vibrant social hub for travellers and locals.

Project Details and Timeline

The hotel is proposed to be completed by March 2031. The project includes comprehensive facilities such as food & beverage outlets, banquet hall, bar, and wellness facilities, with the agreement valid for 20 years from the hotel's opening date.

Strategic Expansion in North Bengal

The signing marks a significant step in ASPHL's continued expansion across high-potential cultural and commercial gateways in Eastern India. This marks the Park's expansion in North Bengal after Oberoi and Taj group. Apeejay Surrendra Park Hotels Limited (ASPHL) is the 8th largest Indian hotel chain with 5 brands—THE Park, THE Park Collection, Zone by The Park, Zone Connect by The Park and Stop by Zone.

Developer Context

With a long-standing expertise of over five decades in the hospitality business of owning and operating hotels, the group pioneered the concept of luxury boutique hotels in India under its brand THE Park, extending it further through THE Park Collection, and in upper midscale categories with the brands Zone by The Park and Zone Connect by The Park. The first hotel in THE Park Hotel group opened on 1st November 1967 with 149 rooms on the fashionable Park Street in Kolkata.

In February 2026, Apeejay Surrendra Park Hotels announced a separate strategic collaboration with Ambuja Neotia to develop The Park Unizen on EM Bypass in Kolkata. This hospitality-integrated development of serviced residences reflects the group's broader expansion strategy across Eastern India's hospitality and real estate landscape.

Local Development Context

Siliguri has emerged as a key hub for business and tourism in North Bengal. Ambuja Neotia, which operates across the region, has developed City Centre Siliguri, a multi-utility complex comprising a shopping plaza, multiplex, food court, entertainment arena, gaming zone, office block and banquet halls. The developer's wider Siliguri portfolio includes residential projects including Aurum and the Uttorayon township, signaling sustained institutional investment in the city's infrastructure and hospitality sectors.
