The Address & The Vision

An Address Worth Owning

Ambuja The Park Unizen is a joint development between Ambuja Neotia and Apeejay Surrendra Park Hotels Limited, bringing 69 serviced residences to EM Bypass, Kolkata, positioned alongside the forthcoming 218-room THE Park Hotel. The pairing unites two institutions that have separately shaped Eastern India's built environment and hospitality landscape for decades, and here combine those disciplines into a single address. It is described by its creators as a limited address, built on the premise that proportion, privacy, and thoughtfulness should guide every space rather than scale for its own sake.

The residences are conceived less as an apartment block and more as an extension of hotel living into daily life, with an elevated wellness terrace, a pool, and landscaped leisure zones woven through the built form. Residents share proximity to the adjoining hotel's banqueting, dining, and event infrastructure, a rare arrangement for a purely residential address anywhere in Kolkata. The intent, as articulated by the two promoters, is for the everyday rhythm of the address to carry something of the energy and design sensibility of a boutique hotel rather than a standard residential compound.

Design leadership on the project comes from Gensler, the global architecture practice, with interiors by Bobby Mukherji Architects. The facade takes its cues from the Sundarban mangroves, the delta ecology closest to Kolkata, translated into a layered, climate-responsive articulation rather than a literal ornamental gesture. This grounding in a regional ecological reference, paired with a contemporary architectural vocabulary, reflects Ambuja Neotia's long-standing practice of commissioning named architects, from Charles Correa to Balkrishna Doshi, for its landmark projects across Eastern India.

EM Bypass has, over the past two decades, absorbed much of Kolkata's newer hospital, retail, and residential development, and now carries a density of daily-use infrastructure that few other corridors in the city can match. The arrival of a hospitality-integrated residential format at this address responds directly to that shift, offering a category of urban living that did not previously exist along this stretch. For Ambuja Neotia, a group whose real estate journey began with Udayan, Kolkata's first condoville on the EM Bypass itself, the location carries a certain continuity as well as a clear commercial logic.

Ambuja The Park Unizen is positioned for those who want a Kolkata address defined by design intent and hospitality-grade daily infrastructure, on a corridor that has already proven its long-term relevance to the city.

A Defining Address

EM Bypass, Kolkata, West Bengal · EM Bypass · Kolkata

EM Bypass is a 32-kilometre arterial corridor that runs along the eastern edge of Kolkata, linking Ultadanga in the north to Garia in the south while cutting directly through Salt Lake and New Town. Over three decades it has evolved from a peripheral connector into one of the city's most active mixed-use belts, lined with superspecialty hospitals, malls, IT campuses, and five-star hotels. Science City, Acropolis Mall, and a cluster of hospitals including Ruby General, AMRI, and Medica sit along the same stretch, giving the corridor a round-the-clock, self-sufficient character rare in the rest of the city. It is this density of daily-use infrastructure, rather than any single landmark, that has made EM Bypass a preferred address for Kolkata's newer residential and hospitality developments.

Ambuja The Park Unizen occupies a site on this corridor, positioned directly alongside the forthcoming 218-room THE Park Hotel. The pairing gives residents an address that functions less like a conventional apartment plot and more like an integrated urban quarter, where hotel-grade dining, events, and wellness infrastructure sit a lift ride away from the front door. For a corridor already anchored by institutional healthcare and retail, the arrival of a design-led, hospitality-linked residential format marks a further step in EM Bypass's shift toward higher-order, mixed-use living.

Beyond the Project

Infrastructure & Growth

EM Bypass widening and flyover network

Continued road upgrades along the 32-kilometre EM Bypass corridor have improved north-south travel times between Ultadanga, Salt Lake, and the southern suburbs, reinforcing the corridor's role as a primary growth axis.

New Town and Rajarhat expansion

Sustained commercial and institutional development in New Town and Rajarhat, connected to EM Bypass, continues to draw corporate and residential demand toward the eastern Kolkata belt.

Healthcare cluster consolidation

The Mukundapur-Anandapur stretch of EM Bypass has consolidated into one of Kolkata's densest superspecialty healthcare clusters, anchoring long-term residential demand along the corridor.

Kolkata Metro network growth

Ongoing metro line expansion across Kolkata is improving mass-transit access to areas along and around EM Bypass, easing dependence on surface road connectivity.

Netaji Subhash Chandra Bose International Airport connectivity

EM Bypass provides a direct arterial link to the airport, supporting the corridor's appeal for hospitality-linked and business-frequent residential formats.

Why Invest

Compelling Reasons

1

A joint venture of two Eastern India institutions

Ambuja The Park Unizen is developed jointly by Ambuja Neotia, a Kolkata-headquartered conglomerate with a three-decade real estate track record, and Apeejay Surrendra Park Hotels, the company that established THE Park in 1967 and now runs 39 hotels.

2

Hospitality-linked living, not a standalone block

The residences sit directly alongside the forthcoming 218-room THE Park Hotel, giving residents proximity to hotel-grade dining, events, and wellness infrastructure as part of daily life.

3

Design by Gensler, interiors by Bobby Mukherji Architects

The project's architecture is led by the global firm Gensler with interiors by Bobby Mukherji Architects, a pairing that brings institutional design rigour to a residential-scale development.

4

A facade rooted in regional ecology

The building's articulation draws from the layered ecology of the Sundarban mangroves, giving the project a facade language grounded in the region it belongs to rather than an imported template.

5

A limited, low-density address

With 69 serviced residences on the site, the development has been positioned by its promoters as a limited address defined by proportion and privacy rather than density.

6

An established corridor with three decades of Ambuja Neotia history

Ambuja Neotia's own real estate journey on EM Bypass began with Udayan, its first project on this very corridor, giving the group a long-standing familiarity with the address it is now building on again.

About the Developer

Ambuja Neotia

Ambuja Neotia traces its real estate journey to the mid-1980s, when it began as Bengal Ambuja, a joint sector entity supported by the Government of West Bengal. The Group's first residential project, Udayan on E M Bypass, became Kolkata's first condoville, built on a Public-Private Partnership model that allocated half the residences to LIG and MIG buyers and the rest to HIG. The work earned Chairman Harshavardhan Neotia the Padma Shri in 1999. The Group rebranded as Ambuja Neotia in 2009 and is today headquartered at Vishwakarma, Topsia Road, Kolkata.

The approach is unusually patient for Indian real estate. Architects of the stature of Late Charles Correa, Balkrishna Doshi and Prabir Mitra have shaped Group projects, and design, ecology and neighbourhood remain central to every brief. Ecospace Business Park in New Town was developed as a LEED-certified green commercial address, and the Group has consistently chosen depth in Bengal over scattered national expansion. Most residential addresses follow the Condoville philosophy — sized communities, generous open space, climate-friendly orientation and cross-ventilation, and clubhouses that are designed to be used rather than displayed.

The portfolio is broad and unusually integrated. Residential landmarks include Udayan and Upohar in south Kolkata, Utsa, Ujjwala and Urvisha in New Town, Utalika at Mukundapur, the Uttorayon and Utsodhaara Teesta townships in Siliguri, Urvashi in Durgapur, Ulhas in Bardhaman, and leisure homes such as Vanya Awas in Lataguri and Gardenia Villas at Raichak. Beyond housing the Group operates City Centre malls in Salt Lake, New Town, Siliguri, Haldia, Raipur and Patna, the Ecospace and Ecocentre business parks, IHCL-partnered Taj Chia Kutir, Taj City Centre, Taj Taal Kutir, Raajkutir and the FFort at Raichak.

The ownership philosophy is rooted in stewardship rather than transaction. Healthcare ventures such as Bhagirathi Neotia Woman & Child Care Centre and Neotia Getwel Multispecialty Hospital, the Neotia University, and the Neotec Hub startup incubator sit alongside the real estate business, all run by the same promoter family. Buyers therefore engage with an institution that builds for long-term operation, not exit. The recent acquisition of the Tree of Life Hotels chain extends the hospitality footprint nationally, while the residential business remains deliberately concentrated in Bengal, where the Group's relationships, design vocabulary and after-sales presence are deepest.
