The Address & The Vision

An Address Worth Owning

Ambuja Taj Seleqtions Siliguri is one of the properties named in the July 2025 agreement between the Indian Hotels Company Limited and the Ambuja Neotia Group, an arrangement that will add fifteen new hotels across East and North East India and grow the two groups' combined portfolio to more than 40 hotels. The Siliguri property will carry the IHCL SeleQtions name, the named-collection brand that sits within the wider Taj hospitality architecture.

For guests, the promise is straightforward: a Taj-standard stay positioned at the point where the plains give way to the Himalayan foothills. Siliguri has long served as the last major stop before Darjeeling, Sikkim, the Dooars and Bhutan, and a SeleQtions address here extends that gateway role into an organised, full-service hospitality experience for both leisure travellers and the region's business community.

The project draws on a design and service lineage that Ambuja Neotia has built over nearly three decades of hospitality projects in East India, from the riverside Ffort Raichak to Taj Chia Kutir amid the Makaibari tea gardens and Taj Guras Kutir in Sikkim. That regional sensibility, paired with IHCL's operating standards, is expected to inform how the Siliguri property is designed and run once it comes on stream.

The timing follows a broader push by both groups to deepen their presence in East and North East India, a region IHCL has flagged for its untapped tourism potential and where Ambuja Neotia already has an established civic footprint in Siliguri through the Uttorayon Township, City Centre Siliguri mall and Neotia Getwel Multispecialty Hospital. A branded hotel adds a further layer to that presence.

Further details on configuration, opening timelines and facilities will be shared as the project progresses through its development stages.

Location / Address

A Defining Address

Siliguri, West Bengal · Siliguri

Siliguri sits at the confluence of the Teesta and Mahananda valleys, functioning as the commercial and transit hub for Darjeeling, Sikkim, the Dooars and neighbouring Bhutan and Bangladesh. The city is served by Bagdogra International Airport, roughly 17 kilometres away, and by the New Jalpaiguri railway station, connecting it to Kolkata and the rest of the country. This corridor role has made Siliguri a natural staging point for both leisure travellers heading into the hills and business visitors serving the tea, timber and trade economies of North Bengal.

For a hotel address, this geography is the value proposition. Guests arriving for Darjeeling, Gangtok or the Dooars typically break journey in Siliguri, while the city's own growing base of offices, hospitals and retail anchors, including Ambuja Neotia's own City Centre Siliguri mall and the Uttorayon Township along NH-31, generates steady local demand for meetings, weddings and short stays.

Why Invest

Compelling Reasons

1

Part of a landmark hospitality pact

The property is one of fifteen hotels named in the July 2025 agreement between IHCL and Ambuja Neotia Group, an arrangement that will expand their joint portfolio to over 40 hotels across East and North East India.

2

IHCL SeleQtions branding

The hotel will operate under IHCL SeleQtions, a named-collection brand within the broader Taj hospitality architecture, bringing IHCL's operating standards to Siliguri.

3

Ambuja Neotia's established Siliguri footprint

The Group already operates the Uttorayon Township, City Centre Siliguri mall and Neotia Getwel Multispecialty Hospital in the city, giving it deep familiarity with the local market and infrastructure.

4

Gateway city positioning

Siliguri is the principal transit point for travel into Darjeeling, Sikkim, the Dooars and Bhutan, giving a hotel here consistent leisure and business through-traffic.

5

Three decades of regional hospitality experience

The Group's hospitality lineage spans The Ffort Raichak, Taj Chia Kutir amid the Makaibari tea gardens and Taj Guras Kutir in Sikkim, informing the design and service approach expected at this property.

6

Timed with growing Northeast tourism demand

The project responds to IHCL's stated strategy of unlocking tourism potential in East and North East India, a region both partners have identified as underserved relative to demand.

About the Developer

Ambuja Neotia

Ambuja Neotia traces its real estate journey to the mid-1980s, when it began as Bengal Ambuja, a joint sector entity supported by the Government of West Bengal. The Group's first residential project, Udayan on E M Bypass, became Kolkata's first condoville, built on a Public-Private Partnership model that allocated half the residences to LIG and MIG buyers and the rest to HIG. The work earned Chairman Harshavardhan Neotia the Padma Shri in 1999. The Group rebranded as Ambuja Neotia in 2009 and is today headquartered at Vishwakarma, Topsia Road, Kolkata.

The approach is unusually patient for Indian real estate. Architects of the stature of Late Charles Correa, Balkrishna Doshi and Prabir Mitra have shaped Group projects, and design, ecology and neighbourhood remain central to every brief. Ecospace Business Park in New Town was developed as a LEED-certified green commercial address, and the Group has consistently chosen depth in Bengal over scattered national expansion. Most residential addresses follow the Condoville philosophy — sized communities, generous open space, climate-friendly orientation and cross-ventilation, and clubhouses that are designed to be used rather than displayed.

The portfolio is broad and unusually integrated. Residential landmarks include Udayan and Upohar in south Kolkata, Utsa, Ujjwala and Urvisha in New Town, Utalika at Mukundapur, the Uttorayon and Utsodhaara Teesta townships in Siliguri, Urvashi in Durgapur, Ulhas in Bardhaman, and leisure homes such as Vanya Awas in Lataguri and Gardenia Villas at Raichak. Beyond housing the Group operates City Centre malls in Salt Lake, New Town, Siliguri, Haldia, Raipur and Patna, the Ecospace and Ecocentre business parks, IHCL-partnered Taj Chia Kutir, Taj City Centre, Taj Taal Kutir, Raajkutir and the FFort at Raichak.

The ownership philosophy is rooted in stewardship rather than transaction. Healthcare ventures such as Bhagirathi Neotia Woman & Child Care Centre and Neotia Getwel Multispecialty Hospital, the Neotia University, and the Neotec Hub startup incubator sit alongside the real estate business, all run by the same promoter family. Buyers therefore engage with an institution that builds for long-term operation, not exit. The recent acquisition of the Tree of Life Hotels chain extends the hospitality footprint nationally, while the residential business remains deliberately concentrated in Bengal, where the Group's relationships, design vocabulary and after-sales presence are deepest.
