The Address & The Vision

An Address Worth Coming Home To

Ambuja Neotia's Guwahati Integrated Healthcare and Hospitality Project is a Rs 700 crore development that brings a 300-bed multi-specialty hospital and a premium 4-plus-star hotel together on a single 2.88-acre site at Old Jail Road, Fancy Bazar — the first development of this scale and intent in Northeast India. The project has received the formal approval of the Government of Assam, under Chief Minister Himanta Biswa Sarma, recognising its potential to strengthen the state's healthcare capacity and urban economy. It marks Ambuja Neotia's entry into the Northeast as a major infrastructure builder, following the group's earlier Neotia Bhagirathi Woman and Childcare Centre in Guwahati, launched in 2025.

The hospital component, to be developed by Ambuja Neotia Healthcare Venture Limited at an estimated cost of Rs 360–400 crore across 1.46 acres, is planned to offer advanced multi-specialty services in cardiology, neurology, orthopaedics, oncology, and critical care — positioning Guwahati as a genuine referral destination for complex cases from across the eight northeastern states. For decades, patients from this region have travelled to Kolkata, Chennai, or Delhi for tertiary care; this facility is designed to bring that standard of medicine home.

The hospitality component, developed by Ambuja Neotia Hotel Venture Limited across the remaining 1.42 acres with an investment of approximately Rs 350 crore, will offer around 200–250 keys alongside banqueting, meeting infrastructure, and multiple dining options. The hotel is conceived to serve medical tourists, patient families, visiting specialists, and the growing cohort of business travellers who use Guwahati as their base for the Northeast. By housing both components within one address, the development creates an integrated ecosystem — patients and their attendants move between care and comfort without navigating an unfamiliar city.

Ambuja Neotia is a Kolkata-headquartered group whose portfolio spans residential townships, retail destinations, business parks, healthcare facilities, and hospitality properties across eastern India. The group's City Centre malls, Ecospace business park, Neotia Getwel Multispeciality Hospital in Siliguri, and leisure properties including Taj City Centre New Town and Taj Chia Kutir represent a track record built over more than three decades of operation. The Guwahati project is a deliberate extension of that portfolio into an underserved market — the group's joint managing director Parthiv Neotia has noted that Guwahati's role as the gateway to the Northeast has directly shaped the thinking behind the integrated format.

This is an address that puts patients, families, and travellers at the centre of a new kind of urban infrastructure — one where access to advanced medicine and dignified accommodation are not separate decisions. Ambuja Neotia invites those who share that conviction to be part of what Guwahati is becoming.

Location / Address

A Defining Address

Old Jail Road, Fancy Bazar, Guwahati, Assam · Fancy Bazar · Guwahati

Fancy Bazar is Guwahati's most established commercial address, sitting at the geographic and civic core of the city. The neighbourhood has anchored trade, governance, and institutional life in Assam's capital for generations, and Old Jail Road places this development within immediate reach of the Brahmaputra riverfront, the Guwahati Railway Station, and the city's primary arterial corridors. The area commands both pedestrian footfall and road connectivity that few other Guwahati addresses can match.

The specific site at Old Jail Road spans 2.88 acres of mixed-use land approved by the Government of Assam — a parcel of civic significance in a district that is simultaneously the city's commercial hub and its most readily accessible point for patients, visitors, and business travellers arriving from across the Northeast. The Guwahati Gateway Terminal, India's first modern river ferry hub, opened on the Brahmaputra at Fancy Bazar, further reinforcing the neighbourhood's role as a multi-modal movement node. Lokpriya Gopinath Bordoloi International Airport, whose new terminal began commercial operations in February 2026 with capacity raised to 13.1 million passengers annually, is approximately 30 minutes from the site, connecting Guwahati directly to South and Southeast Asia.

Beyond the Project

Infrastructure & Growth

New Bamboo Orchids Terminal, Lokpriya Gopinath Bordoloi International Airport

The new terminal, inaugurated by Prime Minister Narendra Modi in December 2025 and commercially operational from February 2026, raises annual passenger capacity to 13.1 million and strengthens Guwahati's direct air links to South and Southeast Asia.

Guwahati Gateway Terminal — India's First Modern River Ferry Hub

Located at Fancy Bazar on the Brahmaputra's southern bank, this terminal introduces organised river transport with waiting lounges, food courts, retail, and an observatory deck, opening a new mobility corridor into the Northeast.

Guwahati Metro Rail Corporation — Planned 61.4 km MRTS Network

The Guwahati Metro Rail Corporation Limited has been constituted to execute a four-corridor, 61.4-kilometre mass rapid transit network; revised DPR includes connections to the airport, AIIMS, and the railway station, covering the Fancy Bazar catchment.

Assam Government Healthcare Access Expansion

The state has rolled out a cashless medical treatment initiative for government employees and pensioners, with digital health cards being distributed — broadening the patient base for advanced facilities and increasing demand for tertiary care in Guwahati.

Guwahati Brahmaputra Riverfront Redevelopment

The riverfront promenade adjacent to the Guwahati Gateway Terminal is being redesigned as a public leisure and tourism corridor — directly enhancing the character and footfall of the Fancy Bazar micro-market where this project sits.

About the Developer

Ambuja Neotia

Ambuja Neotia traces its real estate journey to the mid-1980s, when it began as Bengal Ambuja, a joint sector entity supported by the Government of West Bengal. The Group's first residential project, Udayan on E M Bypass, became Kolkata's first condoville, built on a Public-Private Partnership model that allocated half the residences to LIG and MIG buyers and the rest to HIG. The work earned Chairman Harshavardhan Neotia the Padma Shri in 1999. The Group rebranded as Ambuja Neotia in 2009 and is today headquartered at Vishwakarma, Topsia Road, Kolkata.

The approach is unusually patient for Indian real estate. Architects of the stature of Late Charles Correa, Balkrishna Doshi and Prabir Mitra have shaped Group projects, and design, ecology and neighbourhood remain central to every brief. Ecospace Business Park in New Town was developed as a LEED-certified green commercial address, and the Group has consistently chosen depth in Bengal over scattered national expansion. Most residential addresses follow the Condoville philosophy — sized communities, generous open space, climate-friendly orientation and cross-ventilation, and clubhouses that are designed to be used rather than displayed.

The portfolio is broad and unusually integrated. Residential landmarks include Udayan and Upohar in south Kolkata, Utsa, Ujjwala and Urvisha in New Town, Utalika at Mukundapur, the Uttorayon and Utsodhaara Teesta townships in Siliguri, Urvashi in Durgapur, Ulhas in Bardhaman, and leisure homes such as Vanya Awas in Lataguri and Gardenia Villas at Raichak. Beyond housing the Group operates City Centre malls in Salt Lake, New Town, Siliguri, Haldia, Raipur and Patna, the Ecospace and Ecocentre business parks, IHCL-partnered Taj Chia Kutir, Taj City Centre, Taj Taal Kutir, Raajkutir and the FFort at Raichak.

The ownership philosophy is rooted in stewardship rather than transaction. Healthcare ventures such as Bhagirathi Neotia Woman & Child Care Centre and Neotia Getwel Multispecialty Hospital, the Neotia University, and the Neotec Hub startup incubator sit alongside the real estate business, all run by the same promoter family. Buyers therefore engage with an institution that builds for long-term operation, not exit. The recent acquisition of the Tree of Life Hotels chain extends the hospitality footprint nationally, while the residential business remains deliberately concentrated in Bengal, where the Group's relationships, design vocabulary and after-sales presence are deepest.

Frequently Asked Questions

Where exactly is the Ambuja Guwahati Integrated Healthcare and Hospitality Project located, and how well-connected is the site?+
The project sits on Old Jail Road in Fancy Bazar, one of Guwahati's most established commercial districts and a recognised business hub for the entire North-East. Guwahati Railway Station is roughly 1.5 kilometres away, reachable in under ten minutes by auto-rickshaw or taxi. Lokpriya Gopinath Bordoloi International Airport is approximately 22 kilometres from Fancy Bazar, with the drive typically taking 30 to 40 minutes. The location also places the development within easy reach of Pan Bazar, Paltan Bazar, and the Brahmaputra riverfront.
What does the Ambuja Guwahati Integrated Healthcare and Hospitality Project actually comprise, and how is the 2.88-acre site divided?+
The development spans 2.88 acres and is structured across two distinct components. Of this, 1.46 acres are allocated to a 300-bed multi-speciality hospital to be built by Ambuja Neotia Healthcare Venture Limited, and the remaining 1.42 acres will house a premium 4-plus-star hotel with approximately 200 to 250 keys, developed by Ambuja Neotia Hotel Venture Limited. The hospital is planned to offer advanced care across cardiology, neurology, orthopaedics, oncology, and critical care, while the hotel will feature banqueting and meeting facilities alongside multiple dining outlets.
What is the total investment committed to the Ambuja Guwahati Integrated Healthcare and Hospitality Project?+
The combined investment across both components is expected to exceed Rs 700 crore. The hospital component carries an estimated outlay of Rs 360 to 400 crore, and the hospitality component is budgeted at approximately Rs 350 crore. The investment proposal received approval from the Government of Assam, which also allocated the land parcel for the development.
Who is behind the Ambuja Guwahati Integrated Healthcare and Hospitality Project, and what is the developer's track record?+
The project is developed by Ambuja Neotia Group, a Kolkata-headquartered conglomerate with core interests in real estate, hospitality, healthcare, and education whose roots in Eastern India go back to the early 1990s. The Group's real estate portfolio includes landmark developments such as Udayan and Upohar at EM Bypass, the City Centre mall chain across Salt Lake, Siliguri, Haldia, Raipur, and Patna, and the Ecospace Business Park in New Town, a gold-rated green building. In hospitality, the Group operates Taj-branded resorts including Chia Kutir in Kurseong and Guras Kutir in Gangtok, and in healthcare it runs the Bhagirathi Neotia Woman and Child Care Centre in Kolkata and Neotia Getwel Multispecialty Hospital in Siliguri. The Guwahati development marks the Group's second healthcare initiative in Assam, following the Neotia Bhagirathi Woman and Childcare Centre launched there in 2025.
What is the significance of the Ambuja Guwahati Integrated Healthcare and Hospitality Project for the region's healthcare access?+
The 300-bed multi-speciality hospital is designed to serve patients from Assam and neighbouring North-Eastern states who currently travel long distances for tertiary and complex-care treatment. The hospital alone is projected to generate between 1,500 and 2,000 direct jobs, with substantial indirect employment through allied services and local businesses. By co-locating advanced medical infrastructure with a full-service hotel, the development addresses the practical needs of patients' families and medical travellers visiting the city.
Has the Ambuja Guwahati Integrated Healthcare and Hospitality Project received government approval?+
The project has been approved by the Government of Assam, which sanctioned the investment proposal and allocated the 2.88-acre land parcel at Fancy Bazar, Old Jail Road for the development. The approval was granted under the leadership of Chief Minister Himanta Biswa Sarma, recognising the project's potential contribution to the state's healthcare capacity and urban economy.
What hospitality facilities will the Ambuja Guwahati Integrated Healthcare and Hospitality Project hotel offer?+
The hotel is planned as a 4-plus-star property with approximately 200 to 250 guest rooms. Facilities will include banqueting and meeting spaces alongside multiple dining outlets, positioning it to serve both corporate gatherings and leisure travellers. Guwahati's growing role as a commercial, medical, and tourism gateway to the North-East underpins the rationale for a full-service hotel at this central location.
