The Address & The Vision

An Address Worth Owning

Ambuja Taj Lataguri brings the Taj name to the Dooars, a region long visited but rarely built upon at this level of intent. It is one of a set of Taj-branded villa developments that the Indian Hotels Company Limited and the Ambuja Neotia Group are bringing to Darjeeling, Sikkim, Lataguri, and Raichak, following an agreement the two groups signed in July 2025.

The promise here is unhurried and specific: mornings framed by the Gorumara treeline, evenings scented by the tea gardens that ring the town, and a pace of life dictated by forest rhythms rather than a city clock. Some of India's best tea gardens are found in the Dooars, an economy built on the three Ts of tea, tourism and timber, and a Taj address here is designed to sit inside that landscape rather than apart from it.

Design intent for the villas follows the same brief Ambuja Neotia has applied across its Dooars and Himalayan portfolio: low-rise forms, natural materials, and a layout that yields to the terrain instead of overwriting it. Ambuja Neotia is a prominent corporate house headquartered in Kolkata, with its forte in real estate and subsequent forays into hospitality, healthcare and education, and that real-estate discipline is what underpins a Taj-branded villa product rather than a conventional resort build.

The timing follows a broader push into the region. The capital-light arrangement between the two groups will grow their partnership to over 40 hotels, with the upcoming Taj villas in Darjeeling, Lataguri and Gangtok positioned as a response to growing demand from high-end travellers seeking authentic, off-the-beaten-path experiences. Lataguri, as the working gateway to Gorumara, is a natural anchor for that expansion.

For those who have watched the Dooars from a distance, this is the address that brings it closer, a Taj-branded villa at the edge of the forest, built by the group that knows this region best.

Location / Address

A Defining Address

Lataguri, Jalpaiguri District, West Bengal · Dooars · Lataguri

Lataguri sits in the Dooars, the alluvial plain that forms the gateway to the eastern Himalayas in Jalpaiguri district, West Bengal. One can hire a jeep or car through National Highway 31 to Lataguri, the gateway to Gorumara National Park, with the same highway connecting Siliguri and Guwahati through Lataguri, Chalsa and Nagrakata. The town is ringed by tea estates and reserve forest, and has, in recent years, come to hold the largest concentration of tourist accommodation in the Dooars.

For a Taj-branded address, this setting offers something Kolkata or Siliguri cannot: direct proximity to a protected wilderness. Bagdogra International Airport is the nearest airport to the Dooars, Lataguri and Gorumara region, roughly 85 kilometres away by road. The drive in passes tea gardens and the Teesta corridor before arriving at a town whose entire economy and character are built around the forest at its doorstep.

Beyond the Project

Infrastructure & Growth

Gajaldoba Mega Tourism Hub

Road connectivity through the Gajaldoba tourism hub has improved substantially in recent years, and is now the preferred approach route into the Dooars for travellers heading toward Lataguri.

Bagdogra International Airport

The nearest airport to the Dooars, Lataguri and Gorumara region, keeping the area connected to major Indian cities and supporting the growing flow of leisure travellers into North Bengal.

NH-31 Highway Corridor

The national highway connecting Siliguri and Guwahati runs through Lataguri and Chalsa, giving the town a direct road link to the wider North Bengal and Northeast India network.

New Jalpaiguri (NJP) Rail Hub

NJP remains the principal railway gateway into the Dooars, linking Lataguri to Kolkata, Delhi and the wider Indian rail network for both residents and visitors.

IHCL-Ambuja Neotia Hospitality Corridor

The 15-hotel agreement between IHCL and Ambuja Neotia is building out Taj, SeleQtions and Tree of Life properties across Darjeeling, Siliguri, Kolkata and the Dooars, deepening the region's branded hospitality footprint.

Why Invest

Compelling Reasons

1

The Taj name, newly arrived in the Dooars

Ambuja Taj Lataguri carries the Taj brand into a region it has not previously reached at this scale, backed by IHCL's standing as an operator recently ranked the world's strongest hotel brand.

2

Ambuja Neotia's regional grounding

The Kolkata-headquartered Ambuja Neotia Group has built its real estate and hospitality business around East India for decades, giving it working knowledge of the Dooars terrain and community that few outside developers have.

3

Gateway address to Gorumara National Park

Lataguri functions as the working entry point to Gorumara National Park, one of the Dooars' most visited forest destinations, placing the villas within a landscape rather than beside it.

4

Part of a larger regional build-out

The project sits inside a 15-hotel agreement between IHCL and Ambuja Neotia that will grow their combined portfolio to over 40 properties, signalling sustained institutional investment in the address.

5

A rarer villa format under the Taj brand

Rather than a conventional Taj hotel, Lataguri is planned as Taj-branded villas, a format the two groups are using selectively in only a handful of locations including Darjeeling, Sikkim and Raichak.

6

Set inside tea and forest country

The Dooars economy has long run on tea, tourism and timber, and the villas are positioned inside that working landscape of gardens and reserve forest rather than a manufactured resort setting.

About the Developer

Ambuja Neotia

Ambuja Neotia traces its real estate journey to the mid-1980s, when it began as Bengal Ambuja, a joint sector entity supported by the Government of West Bengal. The Group's first residential project, Udayan on E M Bypass, became Kolkata's first condoville, built on a Public-Private Partnership model that allocated half the residences to LIG and MIG buyers and the rest to HIG. The work earned Chairman Harshavardhan Neotia the Padma Shri in 1999. The Group rebranded as Ambuja Neotia in 2009 and is today headquartered at Vishwakarma, Topsia Road, Kolkata.

The approach is unusually patient for Indian real estate. Architects of the stature of Late Charles Correa, Balkrishna Doshi and Prabir Mitra have shaped Group projects, and design, ecology and neighbourhood remain central to every brief. Ecospace Business Park in New Town was developed as a LEED-certified green commercial address, and the Group has consistently chosen depth in Bengal over scattered national expansion. Most residential addresses follow the Condoville philosophy — sized communities, generous open space, climate-friendly orientation and cross-ventilation, and clubhouses that are designed to be used rather than displayed.

The portfolio is broad and unusually integrated. Residential landmarks include Udayan and Upohar in south Kolkata, Utsa, Ujjwala and Urvisha in New Town, Utalika at Mukundapur, the Uttorayon and Utsodhaara Teesta townships in Siliguri, Urvashi in Durgapur, Ulhas in Bardhaman, and leisure homes such as Vanya Awas in Lataguri and Gardenia Villas at Raichak. Beyond housing the Group operates City Centre malls in Salt Lake, New Town, Siliguri, Haldia, Raipur and Patna, the Ecospace and Ecocentre business parks, IHCL-partnered Taj Chia Kutir, Taj City Centre, Taj Taal Kutir, Raajkutir and the FFort at Raichak.

The ownership philosophy is rooted in stewardship rather than transaction. Healthcare ventures such as Bhagirathi Neotia Woman & Child Care Centre and Neotia Getwel Multispecialty Hospital, the Neotia University, and the Neotec Hub startup incubator sit alongside the real estate business, all run by the same promoter family. Buyers therefore engage with an institution that builds for long-term operation, not exit. The recent acquisition of the Tree of Life Hotels chain extends the hospitality footprint nationally, while the residential business remains deliberately concentrated in Bengal, where the Group's relationships, design vocabulary and after-sales presence are deepest.
